Post completion, Housing Social, a subsidiary of HSPG will manage the asset, which ensures a hands-off investment.
Housing Social manages over 250 units of Temporary accommodation for homeless families on behalf of Manchester City Council.
Whilst the majority of operational responsibilities lie with the operator, HSPG arranges insurance, collects rent, verifies compliance, applies CPI rent increases and organises valuations.
Why invest now?
The UK is in the midst of a housing crisis with Shelter estimating 320,000 people in the UK classified as homeless with 295,000 in temporary accommodation (2019). The Homeless Reduction Act, 2017 places a new duty on local authorities to help prevent and relieve homelessness for all families and single people.

With the backdrop of reduced budgets, increased demand and rising costs HSPG supports commissioners to deliver care and support services for their vulnerable community members.
In August 2018, the Government confirmed that it does not intend to alter the funding regime for supported living which removes uncertainty around the reliability of income.
Support and Care Providers
Our model is based on housing benefits being paid to specialist housing providers which manage the properties under a long lease.
There is typically an equivalent nominations agreement with a care/support provider which covers the rent to the housing provider after an agreed period, providing further cover.
Our developments feature whole house technology systems based on residents’ needs, offering communal recreational space for residents to come together in their home, creating a community feel.
There are currently 4.8 million Social Housing units in the UK. Due to declining housing stock through Right to Buy, and lack of reinvestment to developing new units, long waiting lists have developed with 27% of adults waiting longer than 5 years to be housed.
Reacting to the immediate needs of the local authority and providers, we favour turnkey properties or converting and refurbishing existing buildings.
We also acquire new-build developments directly from house-builders who create bespoke homes to cater to the needs of our partners.
